Puerto Vallarta, Mexico - It's a buyer's market in Banderas Bay during Spring 2013. For many reasons a good number of home sellers are really willing to negotiate their price for awesome villas, condos and land. In February, the National Association of Realtors (NAR) reported that vacation home sales improved during 2012, while investment purchases remained high for a second consecutive year. This has prompted a local real estate agency to offer home buyers an extra incentive to purchase property in Puerto Vallarta, Mexico.

The Flight's on Us is valid for up to two people from the US, Canada or Mexico, until December 31, 2013. This covers the cost if you are already in town and decide to make a purchase or if you want to fly down, take a look around and buy. Your refund will be made upon closing, which typically takes 30 to 45 days. The power of attorney is signed over to the broker, so buyers do not have to be in town for the actual closing.

All-cash purchases remain common in the investment and vacation home market, more or less around 50 percent. If all the money is not on hand, there are peso loans readily available. Over half of investment buyers said they purchased rental income properties, 30 percent wanted to diversify their investments or saw a good investment opportunity, and 20 percent wanted to use the home for vacations or as a family retreat, according to NAR.
