Thinking of Buying Mexico Real Estate? Don't Be Fooled!

The official AMPI website for Banderas Bay is VallartaNayaritMLS.com, which features properties for sale in Banderas Bay - from Punta Mita in the north to Mismaloya in the south - and everywhere in between.

Puerto Vallarta, Mexico - Searching for real estate online can be overwhelming, but it can be daunting if you are looking for a property in a foreign country. Buyer confidence has risen in Mexico because of the Mexican Association of Real Estate Professionals (Asociación Mexicana de Profesionales Inmobiliarios, or A.M.P.I.) The official AMPI website for Banderas Bay is VallartaNayaritMLS.com. This includes every place from Punta Mita in the North to Mismaloya in the South and everything in between.

"Almost all of our clients have done some research on the Internet before they enter our office," says Edward Padalinski, Partner and Real Estate Specialist at Ron Morgan Properties in Puerto Vallarta and Bucerias, Mexico. "Property buyers can really narrow down their search by using the official AMPI website because they can check for location, type of property, and price."

The website has been online for just over two years and the Riviera Nayarit and Puerto Vallarta chapter members of AMPI upload their listings on it. To clarify, they are using Flex MLS (multiple listing service) software. In real estate jargon, new properties for sale are called "listings," so you end up with MLS.

Any website can use the term MLS and that could lead to issues for buyers. "The board overseeing the AMPI site makes sure there are copies of the deed, that tax documents are current, and all paperwork is accurate so the property can be legitimately sold," says Edward. "The board thoroughly screens all listings before they are put online and this gives buyers peace of mind. The new site is more professional, and it works great."

All of the real estate specialists at Ron Morgan Properties are AMPI members and, as part of their continuing education to remain members, are fully trained on the Flex MLS system.
